Repairs and maintenance
Roof repairs and storm damage
Leaks, a ridge cap that lifted in the last wind, valleys that are wearing thin, flashing that has started to let go around a chimney or a vent. We fix what is actually broken, and we will say so plainly when the roof needs more than a repair.
Where the trouble usually starts
Ridge caps take wind from both sides, so they are almost always the first thing to go. Valleys carry runoff from two slopes instead of one, which wears them out faster than the field around them. Flashing around a chimney, a vent stack, or anywhere else something pokes through the deck is where most leaks actually begin, even when the water shows up somewhere else entirely once it is inside the attic. A proper repair means that spot gets torn out, resealed or replaced, and tied back into sound roofing on either side. Not caulked over and left.
When a repair is not the honest answer
If the decking underneath is still sound and the trouble is confined to one section, a repair is the right call and we will quote it that way. Widespread granule loss, soft decking in more than one spot, or hail bruising spread across several slopes is a different job. Patching a roof like that just delays the tear-off and costs more twice over. We would rather tell you that up front than sell a repair we already know will fail.
