The old roof comes off first

No layering over the top. The whole covering comes off so we can see what is underneath before anything new goes down.

This is the part nobody sees and the part that decides how long the new roof lasts. Soft or delaminated sheets get replaced while the roof is open.

The part nobody sees

A new roof is only as good as the wood under it.

Decking goes soft where water has been sitting, usually in the valleys and around penetrations, and you cannot tell from the ground. The only honest time to find it is the hour the old covering is off. We walk it, mark what is spongy, and replace those sheets before the underlayment goes down. It is the cheapest thing on the job to fix while the roof is open and the most expensive thing to ignore.

If we find nothing, we tell you that too, and the deck line stays off the invoice.

Repair or replace

Three things decide it, and none of them is how the roof looks from the street.

Plenty of roofs that look tired have years left. Plenty that look fine are holding water in two valleys. Before quoting anything we look at the same three things, and we will tell you when the answer is a repair, because selling somebody a roof they do not need is how a contractor gets one job in a neighbourhood instead of six.

Sound wood takes a patch. Soft or delaminated sheets mean water has already been through, and patching over it just buys a few months.
Ridge and valley wear
Ridge caps take wind from both sides and go first. Valleys carry the volume off two slopes. When both are worn, the field is usually not far behind.
Storms it has taken
Oklahoma roofs age in hail seasons rather than in years. Bruising across several slopes is a different conversation from one lifted section.

Hail season runs spring into early summer here and the week after a named storm is the week every roof in the metro gets a knock on the door. A few minutes of your own documentation is worth more than any of it.

    Wide shots of each elevation, plus close-ups of gutters, downspouts, screens and anything soft-metal. Hail marks metal before it shows on shingle.

  2. Write it down

    Note the date

    Insurers work from storm dates. Knowing which night it was matters more than most people expect once a claim is open.

  3. Get it walked

    Have it inspected

    We will go up and tell you whether there is storm damage there or whether the roof is simply old, because a claim on an old roof does not go anywhere.

    With photographs, a date and an honest look at the deck, the decision usually makes itself.

The questions we get on the driveway

It comes down to three things: how much of the decking underneath is still sound, how worn the ridge and the valleys are, and how many storms the roof has already taken. A single lifted section on an otherwise healthy roof is a repair. Widespread granule loss, soft decking, or hail bruising across several slopes means a tear-off. We tell you which one you are looking at before we quote it.

They are impact ratings. A shingle is fired at with a steel ball and graded on whether the mat cracks. Class 4 is the top rating and takes the hardest hit. In Oklahoma that rating is worth real money, because most home insurers here discount the premium on an impact-rated roof. We carry both, and we will tell you what the grade difference actually buys you on your roof.

Most single-family houses in the metro are a one-day job. The crew strips the old covering in the morning, we look at the decking while it is open and replace anything soft, then underlayment and the new shingles go down the same afternoon. Bigger or steeper roofs, and commercial buildings, run longer. We tell you the number before we start rather than after.

We do, on new build and on re-roofs. Steel earns its cost on long low-slope runs, on outbuildings and on properties where you want to stop thinking about the roof for decades. On an ordinary metro house with a normal pitch, a good impact-rated shingle is usually the smarter buy. We will say which one we would put on it.
